TRADITIONAL STABLE WINDOW RESTORATION
Boundary House is a traditional property in the heart of a country estate, retaining all its original fixtures and features. Two stable windows had rotted from the inside, most likely due to condensation build-up over time. Both windows were beyond repair and needed complete replacement while maintaining the property’s authentic character.
THE CHALLENGE
The new windows needed to open inwards for proper ventilation to prevent future condensation issues, whilst matching the existing architectural details throughout the property.
OUR SOLUTION
After careful measurement, we designed replacement windows that maintained the exact proportions of the originals but incorporated practical improvements for modern weather conditions, including;
- Inward-opening sashes for essential ventilation
- Pencil mould detail machined onto the window frames to reduce bulk and match existing box frame windows
- Lift-out bottom pivot sash design – no hinges required, easy removal for maintenance
- Custom threshold installation for perfect weatherproofing
CRAFTMANSHIP DETAILS
The frames were precision-made with pencil mould detailing that matches the property’s existing box frame windows. This detail serves two purposes: preventing the frames from looking chunky and maintaining consistency with the original architectural features.
We opted for a lift-out bottom pivot sash system rather than traditional hinges. A small threshold was installed where the sash sits, and the bottom rails were machined to fit precisely over this threshold.
Two roller stays were fitted to each frame. When the sash leans inward to the required depth, the bottom rail sits neatly over the window threshold, creating a waterproof seal that guides rainwater out onto the sill even in heavy weather.
The windows were finished in a specific white, used across the estate and professionally fitted and sealed.
The finished result looks as if the windows had never been changed – exactly what was required for this heritage property.
The inward-opening design now provides proper ventilation to prevent future condensation damage, while the weatherproofing system ensures superior protection against the elements. The bespoke craftsmanship maintains the property’s authentic character while delivering modern performance.
